Lead data

Your lists are burned.
Ours come from the county.

Done-for-you lead data for acquisition teams: sourced from court filings, tax records and GIS portals, cleaned and skip-traced by a human, delivered ready to dial.

The problem, in your words

You're calling records five other buyers already called.

  • “We buy the same list everyone else buys, and the owner has heard the pitch four times.”
  • “Half the numbers are dead and nobody tells us which half.”
  • “The file arrives and we spend two days reformatting it before anyone can dial.”
  • “We can't tell which records are actually worth the dial time.”

What it costs to leave it

Bad data burns the people who use it.

  • Callers spend their day on disconnected numbers and wrong owners, then stop trusting any list.
  • Resold lists mean a crowded owner who is already annoyed before your first word.
  • Reformatting time is paid time — and it happens on every file.
  • Without stacking, the most motivated owners sit in the same queue as everyone else.

What gets done

Source it, clean it, stack it, hand it over ready.

Built on public records first. AS Ventures has worked with PropStream, REISift, county court/tax/GIS portals, Zillow and Realtor data, and client skip-tracing and dialer stacks.

  • Source direct from county court, tax and GIS records and public portals — not resold packages.
  • Separate owner names, normalise property and mailing addresses, standardise phone formats.
  • Dedupe across files and flag missing data instead of hiding it.
  • Skip trace to owner, executor or entity; validate phones before delivery.
  • Stack records where two distress signals overlap, so your team calls the strongest first.
  • Deliver in your CRM or dialer's import format with status fields and delivery notes.

Straight answers

What it costs,
and what it doesn't include.

Full tiers, worked scopes and the guarantee are on the pricing page.

What does this cost?

Every engagement is quoted as a fixed monthly scope, in writing, before anything starts. Tiers start at $1,200 (Starter), $2,900 (Growth) and $4,800 (Partner) a month, month-to-month with no minimum term. Data department usually sits in Growth, from $2,900 a month.

How does it start?

Week one is understand and map: the live system, the volume, the tools and the gaps, written up so you can see what we saw. Nothing changes and nothing goes live until you have approved the scope in writing. You see the first written status at the end of that week.

Do I have to move to new tools?

No. The work happens inside the platforms you already use — GoHighLevel, QuickBooks, Vapi, Google Workspace and more — and every account stays in your name. If a tool needs to change, the audit will say why before anyone buys anything.

What is not included?

Guaranteed leads or deals — nobody honest can promise what a seller will say. Media spend and software subscriptions, which are billed by the vendor in your name. Work outside the written scope, which is quoted before it is done, never billed after.
